Project Highlights
Renovations to 156 guest rooms and suites included 150 tub-to-shower conversions, ADA room conversions with new storefront system, hearing-impaired upgrades, fire suppression upgrades, and a vertical-to-horizontal mechanical exhaust upgrade that was redesigned during construction.
Guest room renovations required 55,000 square feet of mold and ACM abatement.
Public space renovations included the lobby, reception area, grab & go bar, pre-function area, meeting space, ballrooms, public restrooms, 10 new storefronts, and four (4) automatic entry doors as well as the redesign of all fire alarm and fire protection systems.
Upgrades to electrical infrastructure consisted of the replacement of FPE switchgear and panels, conductors, and existing emergency generator as well as the addition of an automatic transfer switch dedicated to the fire pump.
Spinners Rooftop Grille received a new millwork package, new finishes, and revised MEP to accommodate the brand-new galley kitchen.
Exterior renovations included painting, the complete redesign of front entrance and porte-cochère, and 700 square feet of vertical column repairs as well as 3,900 square feet of structural repairs to the garage.

Project Scope
Previously the Grand Plaza Hotel, the all-new Bellwether Beach Resort is the first independent beachfront hotel to open at St. Pete Beach in over a decade. The property’s transformation required a 15-week preconstruction schedule, and a 38-week construction schedule. The project consisted of 156 guest rooms and suites, corridors, public spaces, and exterior components–totaling 142,000 square feet of renovated space.
